Builder incentives and rate buydowns in the 2026 market
Packages of $15,000 to $40,000 are common on DFW new builds right now. What is actually in the stack, how a 2-1 buydown works, and what you give up to get the full credit.
As of late 2026, Dallas-Fort Worth builders are using incentives aggressively to move standing and quick-move-in inventory, with packages commonly reported at $15,000 to $40,000 per home and sometimes more. This chapter explains what is in the stack, how buydowns work, and what you give up to get the full credit.
What builders are offering right now
The 2026 incentive stack has three common pieces. Mortgage rate buydowns, most often a temporary 2-1 buydown; closing cost assistance, typically $5,000 to $15,000 with $10,000 a frequent mid-market number; and design center credits worth $5,000 to $15,000 toward upgrades. Trade and local media coverage of the DFW market puts combined packages at $15,000 to $40,000, concentrated on quick move-ins rather than ground-up builds.
How a 2-1 buydown actually works
A temporary 2-1 buydown lowers your note rate by two percentage points in year one (for example 5.99% on a 7.99% note) and one point in year two, then reverts to the note rate in year three. The buydown is typically pre-funded from the builder's incentive into an escrow account; on a roughly $350,000 loan a 2-1 buydown commonly costs in the $8,000 range. It is temporary relief, not a permanently lower rate, so the planning question is whether you expect to refinance within two years. Promotional permanent-rate offers appear periodically as well; read the APR, not just the teaser rate.
The fine print that changes the math
The full incentive usually requires using the builder's preferred lender, so get the competing numbers side by side before you assume the credit is free money. Design center credits have value, but upgrade margins are wide; a $15,000 credit does not equal $15,000 in market value added. And anything that touches your loan, including a builder-funded buydown, affects your financing terms, so have your own lender review the package before you commit.
How to negotiate the stack
The most flexible incentive money sits on quick move-in inventory and at the end of builders' fiscal quarters, when volume goals are real. Ask for the stack to be itemized, ask what the preferred lender package is worth versus your own financing, and get the final numbers into the contract rather than into a salesperson's email.
Settled vs. proposed: read the market honestly
These dollar ranges are market conditions reported through 2026 by trade and local media, not guarantees written into law. Incentive levels move with inventory, mortgage rates, and the calendar quarter. Treat the numbers as a negotiating starting point, and verify the current offer in writing with the builder before you sign.
