Builder Incentive Calculator

Compare two new-construction offers on the two numbers that matter most: upfront cash needed at closing, and estimated monthly payment over the life of the loan. Enter each builder's price reduction, closing-cost assistance, and rate-buydown assumption, and this tool shows the difference, clearly labeled as an estimate.

The difference between offers

Upfront cash needed

$0

Offer A minus Offer B. A negative number means Offer A needs less cash at closing; positive means Offer A needs more.

Estimated monthly payment

$0

Offer A minus Offer B. A negative number means Offer A costs less per month; positive means Offer A costs more.

Upfront cash is the portion of the effective price you pay from your own funds (effective price minus loan), plus buydown points, less closing-cost assistance, floored at zero. If assistance exceeds your cash-to-close, confirm with the builder in writing how the surplus is handled. Monthly uses standard amortization on the loan at the resulting rate you entered, plus your shared tax, insurance, and HOA assumptions divided across the year.

Incentive offers are builder-specific and time-limited, and a buydown is only worth it if you hold the loan long enough to earn the points back. When you are weighing two actual offers, book a consultation with Theresa De La Rosa, Broker at Covenant Heritage Realty, LLC, and run the comparison together before you sign.
