Fastest-growing corner

Northlake: the fastest-growing corner of the county

Northlake, Texas grew from about 5,200 residents at the 2020 Census to 10,746 by July 1, 2024, roughly doubling in four years, and it has ranked among the fastest-growing towns in the United States since 2020, at approximately +117.9% population growth from 2020 to 2025. The North Central Texas Council of Governments (NCTCOG) 2025 estimate puts Northlake at about 14,448 residents, an increase of roughly 22% from 2024 to 2025 (11,811 to 14,448).

That pace of growth is why new communities and lots in and around Northlake are in high demand, and why buyers there compare incentives carefully.

Money on the table

Incentives watch

Roughly 70% of DFW new-home sales in 2026 include a rate buydown or some other structured incentive, per TK Realty market commentary. With buyers more price-focused, builders are competing for the same pool of shoppers, and the incentives show up three ways:

One catch worth naming: most incentive offers are tied to the builder's preferred lender. The buydown may be real, but the rate underneath it can run higher than a competing lender's quote. Compare the whole package, incentive value plus interest rate plus closing costs, before you sign anything.

What builders are offering right now

  • Closing-cost credits

Credits that cut what you bring to closing for title, escrow, and lending fees.

  • Rate buydowns, including 2-1 buydowns

A temporary rate reduction that lowers the monthly payment in the first years of the loan.

  • Flex cash on standing inventory

Cash concessions on finished, move-in-ready homes, typically in the $15,000 to $40,000 range.

Price point

The affordability shift

DFW builders are pivoting toward entry-level product, and the first rungs of that ladder are landing in Denton County: several communities now start in the high $200Ks. That entry price is worth pairing with the new-home averages in the community table above, and with the builder's current incentives, before you budget.
