New Construction Payment Calculator
Estimate the monthly payment on a North Texas new build: principal and interest, property taxes, homeowners insurance, HOA fees, MUD and PID charges, and mortgage insurance when it applies. The interest rate, tax figures, and insurance premium are yours to enter: this tool has no baked-in rate or tax default.
Your assumptions
Enter the figures your lender and the appraisal district give you. Leave the rate blank and it is treated as 0%, which understates the payment.
Estimated, for illustration only
Principal & interest plus taxes, insurance, HOA, MUD/PID, and mortgage insurance (when checked).
How this estimate works
- Principal and interest use standard amortization: monthly P&I = loan × r(1+r)^n ÷ ((1+r)^n − 1), where r is your annual rate divided by 12 and n is months.
- Taxes, insurance, and MUD/PID are divided across 12 months from the annual figures you enter; HOA is added as a monthly amount.
- The first full-value tax year on a new build can land higher than the builder's estimate. See the January 1 tax trap chapter below.
Plan the payment before you sign
The estimate above is only as good as the figures you enter, so gather them before the offer: the builder's price sheet, your tax district's rates, and your insurance quote. Enter them here and you have a monthly figure to take into your buyer's consultation with Theresa De La Rosa.
